What Is Happening in the Omaha Real Estate Market?

You’ve probably heard that the real estate market is performing well, but what does that mean for you?

In short, Omaha is in a seller’s market. We have less than 3 months of inventory available right now. However, in different price points, homes are selling at different paces.

For example, homes priced between $180,000 and $250,000 spend an average of 15 days on the market, and the median days on market is only 11. Homes priced between $250,000 to $500,000 spend an average of 45 days on the market, and the median days on market for these homes is 14 days. As you can see, homes are selling very quickly.

What does all this mean if you’re a buyer? If you want to close on a property in the next 30 to 60 days, you have to look at houses the day they hit the market. There are lots of multiple offer situations in our area, so to beat the competition, you have to get in first.
