We wanted to bring you some quick tips today about how to prepare your home for sale on the market here in Omaha. There’s a general outline you should follow that we wanted to share with you.

The first step is sitting down with a licensed professional real estate agent to talk about all the steps that go into preparing your home for sale and determining the best time to list it on the market. When you have determined that, we recommend you start conditioning your home for the market by decluttering and depersonalizing it 30 to 60 days prior to listing. You can also box up the things you don’t need and make sure your house looks clean.

Then, you’ll determine with your agent what the right price is for you to go to market. This will help you maximize profitability. Have a conversation about price reductions too, because if your home doesn’t sell at your price within 30 days or five showings, it’s time to lower the price.

Finally, when considering listing your home on the market, you need to decide what your plan will be after the home sells. A lot of the time, sellers want to pick out the home that they will be potentially moving into before listing their property. But being in a seller’s market, you shouldn’t put your home on the market while purchasing a house you’ve identified 30 to 60 days prior. The reason for this is because often that home will already have sold unless the buyer is in a position to put a house under contract while getting their house sold as well.

We recommend getting your home under contract first. Don’t go out and start looking for homes until you know that your home will close within 30 to 45 days.
