When it comes to home inspections in Omaha, there are a lot of myths in the industry about their purpose. I think it’s important to know what to expect when hiring an inspector.Typically the cost of a home inspection can range from $350 to $600 depending on the types of inspections you want to have performed. There are a lot of options, and we typically recommend a full house inspection. On top of that, we can also add on a radon inspection, mold inspection, and even foundations inspections – the list goes on and on.When you choose to have a home inspection, you meet with the inspector at the property after they’ve completed the whole house inspection. Typically, this inspection can take about two to four hours to complete. The home inspector will walk the client (you) through the entire home again to walk you through all of the potential issues that they found throughout the property that need to be addressed. When this walkthrough is done, they’ll complete a summary, which includes pictures they’ve taken to let the client know of all potential hazards that could come up, should they choose to move forward with the purchase of the home.

At this point, the client will share this summary report with their agent. The agent and the client will have a conversation about which step the client will choose to take next in terms of negotiating what the seller might choose to cover. Remember, by contract, a seller doesn’t have to cover anything. However in most cases, a seller will be willing to step in and cover something like $1,000 to $10,000 worth of issues, depending on what those issues are.
